Getting the right builder for a job is really important. Getting it wrong can result in stress and potentially large costs. Cowboy builders can do untold damage to a property and leave you in the lurch to rectify their incompetence.

It’s really easy to find a regular local builder for jobs (such as putting in block paving driveways) by doing a geographical based internet search for terms such as ‘Dorset builder’ or ‘builder Dorset’. However, there’s no way of telling from the results returned what the quality of the builders will be. Don’t simply go with the first company that you come across.

Regular builders are great for a lot of jobs but if you require more specialist contractors, such as for historic building restoration, you will have to find suitable restoration builders and for this you may have to look further afield. Because most work on listed buildings is covered by listed building regulations (enforceable by law) it is a good idea if you own such a property to contact ahistoric building consultants who will be able to point you in the right direction. They can recommend a good builder for the job and will understand your legal issues.

You may also need specialist builders if you are looking for someone practiced in creating pattern imprinted concrete driveways. The work involves stamping moulds and adding colours to concrete that has just been laid to create effects such as slate, granite and cobbles. The patterns and colours can be combined to create individual styles and need a skilled hand to accomplish a quality finish.

Whatever the type of builder you need, there are some universal rules you should use when choosing who to hire.

Budget definately shouldn’t be the overriding factor for selecting a builder. It’s far more important to consider their professionalism,reputation, experience and warranty coverage.

You should ask builders for details of previous customers in your area so that you can look at their work and get a reference. An established builder with a large and happy client list would be ideal. If the builder is a member of a reputable trade association they will have been strictly vetted which adds to the likelihood that you will be pleased with their work.

Your builder should have up-to-date public liability insurance to cover the cost of repairing any damage to your property and they should be able to give you a comprehensive written warranty and before they start work, you should agree what needs to be done – be clear about what you want done and stick to it.  Obtaining a written agreement outlining the work required, completion date and method of waste disposal is a good idea and you will also need to be clear on working hours. Agree any payment schedule in writing and don’t pay in cash or in advance.

Builders can make or break a project. No amount of expensive fixtures and finishes will offset lousy workmanship so get the right builder for the job before you start.
